With our Occupied Staging Service one of our staging professionals will utilize all of the homeowner's current furnishing and accessories to stage the home. The goal of this service to depersonalize the home making it ready to be photographed and placed on the MLS.

During this process, our staging professional will reposition the furniture to properly define each space and create an unobstructed touring path for potential buyers.

Another important aspect of this service is help declutter the environment thus making it an appealing space for a potential homebuyer to envision living in the home.

Initial staging term: 60 days



The Occupied Xtra Staging Service provides the same staging benefits as the Occupied Staging Service with a few "Xtra" add-ons. 

With the OX service additional furnishings, art and accessories are brought in to fill in any voids created by the removal of furniture and accessories that was missing or removed during the Occupied Staging Service.

As our staging professionals are working to get the home ready for photos and to be placed on the MLS, oftentimes the homeowner may not have enough or the proper furniture and accessories to properly define a space. This is where the ESD Xtra service kicks in. We will bring in EXTRA furniture, art, and accessories to complete the look.



Our Spruce Up is a hands-on service provided by 2 of our staging professionals. They will physically assist you in properly staging your home using your own furniture, art and accessories. 

Based on the initial consultation, a 2-hour, half day or full day of staging may be recommended. Using the furniture and accessories in your home, we will transform your interior space to make it appeal to the broadest number of potential buyers.

The goal of this service is to help the homeowner get home photo-ready.

Service Fees: 

  • 2-hour: $250.

  • Half day: $450.+ (Up to 4 hours)

  • Full day: $900. (Up to 8 hours)



Pre-Selling Consultation
During this 1-hour walk & talk discussion, one of our trained staging professionals will assess your property to determine the best possible strategy for placing it on the market in the most favorable position. Then they will address any areas of concern and make suggestions for resolving them. Finally, if requested, a detailed report outlining your discussion with recommendations for getting the home photo & market-ready will be emailed to you. 

Service Fee: $150.-$250.

Design Consultation
Our Design Consultation is a 1-2 hour walk & talk discussion with one of our Interior Design Consultants to determine the appropriate style, purpose, function, types of materials and budget when planning interior and exterior environments.

Service Fee: $125. Per Hour (Usually requires up to 3 hours)
